The Home Inspection Report Explained

When you receive your Home Inspection Report you will be asked to absorb and analyze a lot of information in a short amount of time.

The reality is if you are not well prepared and informed when you receive your 25+ page report you may be overwhelmed.

Having answers is supposed to lower your stress level

however,

the additional information can have the exact opposite effect.

Think about it: You have the completed report, you have the inspection photos, and now you have additional information that may include:

  • Termite (WDO) Inspection Report
  • Seller's disclosures
  • Environmental Reports
  • Problems you notice all by yourself
  • What the Home Inspector says during the Home Inspection
  • Advice from your friends, and your family, and your Realtor®

... and on and on and on! Oh Golly Golly Golly!

"What should I do?" you ask yourself.

"This is way too much to absorb!" Argh!

It's OKAY!

Take a deep breath... relax... and enjoy the ride!

Your Home Inspection Report is written in jargon-free language and you'll see that we communicate our findings in a way that will not scare you.

Quite different from taking a ride in a hot air balloon :) :) :)

And don't forget that our Home Inspection Team will be on call to answer any questions you may have.

We are your Home Inspection Consultants for life.

And remember most of the report information will cover:

  • Minor imperfections
  • Basic life expectancies
  • Simple maintenance recommendations

These items are important for you to know but none of the above should make or break your deal.

“When Experience Matters”

Now, there are times when your Home Inspection Report may include critical issues. When that happens they usually fall into four categories:

  1. Major defects, such as a structural failure
  2. Things that may lead to major defects, like a small roof-flashing leak
  3. Safety hazards, such as an exposed, live buss bar at the electric panel
  4. Hindrances to your ability to finance, legally occupy, or get home insurance

Anything in those four categories should be addressed immediately.

Why?

Because, often times a serious problem is easy to fix rather inexpensively if it is not ignored.

*******sidebar*******************************************

You can download a Free Home Inspection Checklist to help you identify potential problems for yourself.

Just keep in mind the checklists should not negate the importance of an Experienced Home Inspector.

********************************************************

Once critical problems are identified you should strive to protect both life and property as quickly as possible.

Most sellers are honest and are often surprised to learn about defects discovered during a Home Inspection.

*******sidebar*******************************************

Sellers are under no obligation to repair everything mentioned in your Home Inspection written report. Additionally, it is inappropriate to demand that a seller address deferred maintenance (conditions that were listed on the seller's disclosure).

********************************************************

Don’t nit-pick. Keep things in perspective. Do not kill your deal over issues that are easily repaired or items that are easily replaced.

Keep an open mind and you will be well on your way to home ownership!

Based on the information presented in your Home Inspection report you will need to answer:

  1. Are the problems highlighted safety critical?
  2. How quickly should I address problems highlighted?
  3. Who is going to pay for the repairs?

We have already provided you with a lot of the Answers!

"We're two investors up from Peru to look at properties in Orlando.

It needed some inspections so our Realtor® recommended Desmond. First time we met Desmond he came over and he a very amiable person, very thorough.

We are totally satisfied with his work."

It is unethical for an inspector to offer repair services for any property that she has inspected within a 12-month period.

He may however, make referrals for other contractors to do the work. If your he or she tries to make a deal with you... to do the necessary repairs, outlined in the report he just completed for you, say it with me... RUN!...

...straight to Orlando Home Inspection Services. Other than the fee we receive from you for the services we perform our business professionals shall have no other financial interest in the property being inspected.

Beware of the Blind Inspector

Be afraid... Be very afraid... The Blind Home Inspector is lurking...

... a trickster who will try to take advantage of the unsuspecting.

But, if you prepare yourself then you can't be tricked because you can see them coming a mile away.

So, how do you avoid The Blind Home Inspector?

  1. Get a Home Inspection from an inspector who is Licensed, Certified, & Qualified and has been in business for quite some time. This is When Experience Matters.

  2. Get a Home Inspection from an inspector who is constantly learning and improving his skills.

  3. Get a Home Inspection from an inspector who will NOT perform repairs on any home s/he inspects.

  4. Get a Home Inspection from an inspector who provides a superior service for a nominal fee.

  5. Get a Home Inspection from an inspector after you have seen a sample of his high quality report.

Keep in mind that good inspectors aren't necessarily cheap...
Cheap inspectors aren't necessarily good!

We hired Desmond to do our home inspection and the home inspection [was scheduled for] 9:15 am. We [arrived] at 9 o'clock [and] Desmond was already [at the home] very busy.

So that shows how professional he is and how thorough he is and we were very pleased with the work that he did. So we would recommend Desmond to anybody. Desmond is the man for you."

Top 3 Deadly Mistakes
Every Home Buyer Should Avoid:

  • Deadly Mistake #1: Thinking you can't afford it.

  • Even if you have little money for a down payment or credit problems, chances are that you can still buy that new home. It just comes down to knowing the right strategies, and working with the Realtor® and Home Inspector team.

  • Deadly Mistake #2: Not hiring a buyer's agent to represent you.

  • Work with a buyer's agent who has a keen understanding of the real estate business and who is on your side. Buyers' agents have a fiduciary duty to their clients. That means that your buyer's agent is loyal to only you and is obligated to look out for your best interests.

  • Deadly Mistake #3: Getting a cheap inspection.

  • Buying a home is probably the most expensive purchase you will ever make.

This is no time to shop for a cheap inspection.

The cost of a home inspection is very small relative to the value of the home being inspected.

The additional cost of hiring a Licensed, Certified, & Qualified Home Inspector is well worth it. This is when experience really matters.

As a home buyer, along with your Realtor® you have probably been crunching numbers, negotiating offers, adding up closing costs, shopping for mortgages, and trying to get the best deals.

    Do not stop now.

Do not let anyone, particularly a "patty-cake" inspector talk you into choosing price over value.

We'll provide you with valuable information and put you in the drivers seat during your negotiations.

Also, when used correctly, the information contained in our professional report will facilitate a smooth transaction. Thus, you won't end up buying the money pit.

Guaranteed!

Orlando Home Inspection Services
Promise to You

Choosing the right Home Inspector can be challenging. After all, each has varying experience, qualifications, equipment, reporting methods and yes, different pricing. So, how do you decide?

For one thing the report you receive should be a detailed, impartial, accurate report that will equip you, the Client, with the information you need to make an informed buying, selling, or investing decision.

Secondly, if you're the Buyer the report should help you escape buying the money pit; as Seller, it could help you gain a negotiating edge; as Home Owner you get an opportunity to fix potential problems early; and, either way, the Realtor's® chances of closing the deal are improved because we communicate our findings in a neutral manner so that no one gets scared.

Therefore, if you honor me by permitting me to inspect your home I guarantee that I will give you my very best effort. And be assured that whoever my client may be, I won't kill the deal. This I promise.
