Charles Steinmetz was once called out of retirement by General Electric to help them locate a problem in an intricate system of complex machines. Having spent some time tinkering with and testing various parts of the system, he finally placed a chalk-marked 'X' on a small component in one machine.

Many people think it would be nice to purchase a move-in ready brand new home. Just because a home is brand new, does not mean that it is void of potential safety and health concerns.

The home many be pretty, but your focus should be on the structural, mechanical, electrical condition of the property.

The thorough Home Inspection is designed to give the real estate agent or prospective purchaser a system to detect some of the readily accessible major flaws or deficiencies in the significant components and systems of a home. It is not designed to, nor does it profess to facilitate detection of all flaws, problems or occurrences that might exist in any given home.

A Home Inspection checklist alone is not enough; But it is a good place to start.

A typical, a Home Inspection does not include:

  • Asbestos testing
  • Lead Paint testing
  • Black Mold testing
  • Radon Gas testing
  • Pest Control testing
Upon further observation, home inspectors may suggest some important environmental testing for your property, and may be certified as well.

Even though you may not be a professional there are some things that should seem to be fairly obvious to you.

With your Home Inspection checklist in hand you are the Inspector Gadget of the building you are looking at!

From the Curb
Download your checklist...

  • Where is the home located?
  • Is it in a good safe neighborhood?
  • How does your home measure up against the neighbors?
  • Have there been significant modifications to the exterior of the building?
  • How does it look? Good workmanship?

Exterior

  • Walk around the perimeter of the house at a distance which allows you to see the whole building from the top down…
  • How do the roof, chimney, gutters, fascia, and soffits look?
  • What is the exterior wall covering made of? Is it brick, wood, or aluminum?
  • How about the windows and doors?
  • Are there any porches or decks? Examine them down to the foundation.
  • How does the grade or slope of the lot area look?
  • What is the appearance of flower beds?
  • Are any of them against the foundation of the home?
  • How do the walkways, interlocking brick, driveways look?
  • Any spots where the earth is touching wood?

Interior

  • What is the condition of the floor, the walls? The foundation walls are usually visible downstairs or in the garage.
  • What is the condition of the ceiling? Floor joists may be visible.
  • How about the furnace, hot water heater, electrical panel, plumbing system, etc? When inspecting the floors, walls and ceilings, scan the entire area that is visible, not just one section.
  • Do all of the windows and doors work? Locks too?
  • How about the heat sources, electrical outlets and switches, fireplaces, closets etc?
  • Are any of the plumbing fixtures leaking? Is standing water around the tub, shower, sink, anywhere?
  • Look into all nooks and crannies; make note and question of every abnormality you see, even if it has been repaired.

Rooftop

  • Is the ridge or peak sagging, or is it straight and level?
  • Is the roof sagging between the rafters or trusses?
  • Are there any signs of deterioration of asphalt shingles, such as curling, warping, broken edges, rounded corners or key holes, slits, becoming wider that normal?
  • Are there any loose flashings, at the chimney, roof-to-wall connection or elsewhere?
  • Does the wooden roof deck appear rotten or delaminate under the last row of shingles?
  • Are there any roof vents visible?

Chimney

  • Is the masonry cap cracked or broken?
  • Are any bricks flaking or missing? Mortar missing?
  • Is the chimney leaning?

Soffits & Fascia
Download your checklist...

  • What are the soffits and fascia made of? Is it wood, aluminum or plastic?
  • Are there any loose or missing sections?
  • If wood, are there any paint problems? Do you see any visible rot?

Gutters & Downspouts

  • Are all gutters sloping down toward downspouts?
  • Any rust or peeling paint?
  • Are there any apparent leaks or loose/sagging sections?
  • Are the downspouts extended away from the foundations?

Wall Covering

  • Is there any missing mortar?
  • Are the bricks flaking or cracking?
  • Is there any loose, missing or rotten siding, deteriorated paint?
  • Does the siding appear new? Does it hide the foundation wall?
  • Are exterior walls bowed, bulged or leaning?

Windows & Doors
Download your checklist...

  • Notice any problems with the paint or caulking?
  • Any rotted wood components?
  • Are the windows new or older?
  • Are they the original windows? How old are they?

Porches & Decks

  • Do you see any cracking or flaking masonry?
  • Any paint problems, rotted wood, and wood-earth contact?
  • Is there any settlement or separation from the house?
  • Did you inspect the underside, if accessible?

Foundations

  • Are there any cracked, flaking or damaged masonry?
  • Do you see any water markings and efflorescence… a whitish, chalky substance?
  • Is there any bowing, bulging or other irregularities?
  • Do you feel soft mortar anywhere?

Lot Area

  • Any settled/low areas next to the foundation, or cracked walks/driveway?
  • Is the property lower than the street or neighboring properties?

  • Are there any stains, mildew/odors, efflorescence, loose tiles, puddles you’re standing in?

Floors

Walls

Bathrooms & Kitchens

  • Are all of the fixtures are secure?
  • Are there any cracks in the fixtures?
  • What is the condition of the tiles and caulking in the tub/shower area?
  • Are the faucets working? Do they leak? Is there sufficient water pressure?
  • Is there staining on or rot under the counter-top?
  • Did you sample the operation of the cabinet doors and drawers?

Electro-mechanical considerations

  • What are the type, style and age of the heating & cooling systems?
  • When was the last time they were inspected or serviced?
  • What type of water supplies the piping and drains?
  • Is there any visible rust and corrosion?
  • What is the size and age of electrical service?
  • Are the outlets grounded?
  • Is the visible wiring in good condition?
  • Have there been any upgrades?
