Many people think it would be nice to purchase a move-in ready brand new home. Just because a home is brand new, does not mean that it is void of potential safety and health concerns.
The home many be pretty, but your focus should be on the structural, mechanical, electrical condition of the property.
The thorough Home Inspection is designed to give the real estate agent or prospective purchaser a system to detect some of the readily accessible major flaws or deficiencies in the significant components and systems of a home. It is not designed to, nor does it profess to facilitate detection of all flaws, problems or occurrences that might exist in any given home.
A Home Inspection checklist alone is not enough; But it is a good place to start.
A typical, a Home Inspection does not include:
Asbestos testing
Lead Paint testing
Black Mold testing
Radon Gas testing
Pest Control testing
Upon further observation, home inspectors may suggest some important environmental testing for your property, and may be certified as well.
Even though you may not be a professional there are some things that should seem to be fairly obvious to you.

What is the condition of the floor, the walls? The foundation walls are usually visible downstairs or in the garage.
What is the condition of the ceiling? Floor joists may be visible.
How about the furnace, hot water heater, electrical panel, plumbing system, etc? When inspecting the floors, walls and ceilings, scan the entire area that is visible, not just one section.
Do all of the windows and doors work? Locks too?
How about the heat sources, electrical outlets and switches, fireplaces, closets etc?
Are any of the plumbing fixtures leaking? Is standing water around the tub, shower, sink, anywhere?
Look into all nooks and crannies; make note and question of every abnormality you see, even if it has been repaired.
Is the ridge or peak sagging, or is it straight and level?
Is the roof sagging between the rafters or trusses?
Are there any signs of deterioration of asphalt shingles, such as curling, warping, broken edges, rounded corners or key holes, slits, becoming wider that normal?
Are there any loose flashings, at the chimney, roof-to-wall connection or elsewhere?
Does the wooden roof deck appear rotten or delaminate under the last row of shingles?
Are there any roof vents visible?
